The objective of this project is to design a high-class residential development in the central part of Bole that functions as an iconic urban landmark.

Project Overview

Client Background
Zohan Trading PLC, a leading architectural and interior design firm specializing in high-performing, iconic built environments, collaborated with Dema Hope Real Estate on this landmark development. As a progressive real estate developer specializing in highly efficient and functional spaces, the client’s vision for this project is to redefine modern downtown living through innovative design, sustainability, and high-end facilities tailored to a dynamic urban market.

Objective
The design masterfully navigates the site's sloped terrain, resulting in an elevation profile of Semi-B+G+21. The project integrates functional residential units with ‘low car traffic magnet’ amenities, such as a laundry and restaurant, to maximize land value and provide an efficient, premium living environment for residents.

Scope

  • Design a 20-story commercial building with a mix of office spaces, meeting areas, and amenities.

  • Include green terraces, a rooftop lounge, and eco-conscious design elements.

  • Ensure the infrastructure supports advanced technological needs and future scalability.

Concept and Vision


Design Philosophy: To create a luxury landmark that blends modern style with the high-end feel of the Bole area.
Key Features: A striking vertical garden facade, smart use of space, and a seamless mix of living and social areas.
Inspiration: Sustainable urban living, focusing on "green" architecture and a vibrant, connected lifestyle.

Execution

Phase 1: Site Planning
Set the building to stand out as a landmark while making the best use of the sloped land.
Oriented the tower to catch natural light and block harsh afternoon sun.
Designed the ground area to handle foot traffic easily without creating car congestion.

Phase 2: Architectural Design
Planned an efficient layout with 4 premium apartments per floor to maximize space.
Created a "living facade" with deep balconies and built-in greenery for a fresh look.
Used a semi-basement for utilities to save on costs and keep the main floors tidy.

Phase 3: Lifestyle and Wellness
Added a "wellness hub" featuring a gym and spa for resident health.
Integrated a restaurant and laundry to make daily life more convenient.
Used large glass windows to make apartments feel bright, open, and connected to the city views.

Phase 4: Social Spaces
Designed a rooftop terrace for residents to gather and enjoy the skyline.
Mixed retail shops and a cafe at the base to create a lively community feel.
Managed the project closely to ensure every detail matches the high-quality vision.
