As a progressive real estate developer specializing in premium residential projects, the client’s vision for this project is to redefine classic living style through innovative design, sustainability, and high-end facilities tailored to an elite, dynamic market.
Objective
The objective of this project is to design a high-class residential development in the AMCE area that serves as an iconic architectural landmark. The design integrates a luxury residential program with a "spacious multi-purpose compound" and premium amenities, such as a swimming pool and integrated parking, to maximize land value and provide an unparalleled living environment for high-income residents.
Scope
Zohan Trading PLC delivered a full architectural and interior design package for Yani Residence, covering the project from initial concept and schematic design through to detailed execution. The scope includes:
Architectural Innovation: Designing a classical-style facade featuring a generous compound with integrated greenery and optimized structural openings to maximize natural lighting.
Functional Programming: Developing a high-capacity luxury layout featuring:
6 Bedrooms and 10 Bathrooms.
2 Formal Living Rooms, 2 Gourmet Kitchens, and 2 Bars.
Entertainment & Wellness: Swimming pool, Wine cellar, Playroom, Game room, Gym, Spa, and Laundry facilities.
Infrastructure: Semi-basement parking and a spacious, programmed terrace.


Design Approach and Execution
Concept and Vision
Design Philosophy: The project was envisioned as a high-class residential sanctuary that harmonizes timeless classical elegance with the prestigious urban context of the AMCE area.
Key Features: The design prioritizes a grand, symmetrical facade, a spacious multi-purpose compound, and a seamless flow between indoor luxury and outdoor relaxation areas.
Inspirations: Neoclassical architecture blended with modern high-end residential standards, focusing on monumental entries, intricate stonework, and "urban estate" living.
Execution
Phase 1: Site Planning and Environmental Strategy
Conducted detailed site analysis to position the B+G+3+Terrace structure for maximum curb appeal and privacy within the AMCE neighborhood.
Optimized the site layout to accommodate a spacious multi-purpose compound, ensuring enough room for a professional-grade swimming pool and lush landscaping.
Strategically oriented the building to capture natural daylight through expansive floor-to-ceiling windows while maintaining thermal comfort.
Phase 2: Architectural Design and Space Planning
Developed a specialized floor-plate program catering to elite living, featuring a 6-bedroom and 10-bathroom configuration to ensure maximum privacy and convenience.
Designed a signature classical facade with integrated lighting and premium finishes that emphasize the building's verticality and status.
Allocated a functional semi-basement parking system and specialized utility zones (laundry, storage) to keep the primary living areas uncluttered and serene.
Phase 3: Luxury Integration and Technical Strategy
Integrated a comprehensive entertainment suite including a wine cellar, game room, and playroom, meticulously planned to serve as private retreats within the home.
Implemented a "resort-at-home" strategy by placing the swimming pool, gym, and spa within the ground floor and compound area to create a central hub for wellness.
Utilized high-performance glazing and structural openings to ensure the interior spaces feel expansive and connected to the outdoor greenery.
Phase 4: Collaboration and Amenities
Coordinated the design of the communal terrace program, creating a high-end social space that offers panoramic views and fresh air.
Ensured seamless integration of dual-kitchen and dual-bar systems to support large-scale hosting and high-end culinary requirements.
Developed a construction support plan to ensure the intricate classical moldings and stonework details are executed with precision.
